We are committed to creating the best places for you and your family. This guide has been designed to help ease you through the required steps from paying your initial holding deposit, right through to becoming a resident.
Building or buying a home can be an intimidating process, particularly if you're a first home buyer. However, like any seemingly daunting task, buying a home becomes manageable if you break it into smaller steps.
We have created an easy step-by-step overview of buying and building in at Alkimos Vista, whether you're buying land, or a house and land package.

Choose your home
Step 1 - Choose your home
Alkimos Vista is all about flexibility. Choose your builder and home design, and take your pick of a wide range of easy-to-build on lots. To buy a house and land package, you enter into two contracts. One is with Lendlease to buy the land, the other with the builder to build the house. At this stage it’s recommended that you have spoken to your finance broker or financial institution to confirm your borrowing capacity and to obtain a Letter of Eligibility. Be sure to explore all the state and federal government incentives available to first home owners. Want help finding a builder? Make an appointment to sign your Land Sales Contract
Step 2 - Make an appointment to sign your Land Sales Contract
Once you’ve selected the option that’s right for you, Lendlease will prepare a Land Sale Contract for you to sign. You will be required to pay a deposit of $3,000 within 5 days from execution of contract. A copy of the contract will be sent to your nominated settlement agent. As with any contract, it’s a good idea to seek legal advice prior to signing.
Design Approval
Step 3 - Design Approval
Once you’ve chosen your home design, your builder will help you select the optimal floor plan and upgrades you need to perfectly suit your lot at Alkimos Vista. At this time, your home design will also need to be approved by Lendlease’s development team to ensure it meets the Design Guidelines for the project. Our Design Guidelines help to ensure that homes in our communities are built to a consistent standard. Generally your builder will submit plans for approval on your behalf. Once your designs are approved, your builder will give you a building contract, and you will need to pay a percentage of the build price as a deposit, which varies from builder to builder. Prior to signing, be sure to take notice of the holding time frame of the build price and ensure it is valid up until the point your land is titled and ready for you to settle.
Land titles and settlement
Step 4 - Land titles and settlement
If your purchased lot is already titled, settlement is required within 21 days of signing your land contract. If you have purchased land that is still to title, Lendlease will keep you informed on how the development is progressing. Once your land is ready to build on, we will register your individual lot with the government. Your chosen settlement agent will be notified once the land is titled. Settlement of your lot will typically occur within 21 days of title – this is where the land is transferred into your name after the remaining balance of the land contract purchase price has been paid and any mortgage documents signed.
Building your dream home
Step 5 - Building your dream home
Now your block of land is titled, your builder will submit the plan for building works and plumbing approval. Once approved your builder can commence construction of your home. This is a great time to explore your new neighbourhood, choose interior design styles, and shop for furniture and homewares. Many choose to share their build journey on social media which is a great way to keep family and friends up to date with the development of your new home.
Moving day!
Step 6 - Moving day!
Congratulations! Your new home is now ready – pick up the keys from your builder and move in. Then it’s time to celebrate! Meet your neighbours at a welcome event or activation, join a community group – and start enjoying life at Alkimos Vista.
