How to choose the right floor plan for your future dream home

Choosing a floor plan can be a lot of fun, but there are a few considerations to make before signing on the dotted line. Thankfully, finding the right builder and floor plan is easy at Shoreline when you follow our five simple steps.

Whether you’re looking to work with a builder to draft a custom floor plan or simply have no clue where to start, we have five simple tips to follow when planning the design of your dream home.

  1. Identify the heart of the home

As the old adage goes, the kitchen is the heart of the home. However, as time progresses and family dynamics change, this might not ring true for you and your circumstances. Work out where you spend the most time in your home - whether that is the living room, dining room, kitchen or even the backyard, and make it a priority when choosing a floor plan and layout that’s right for you.

The Curtis Family, who are building at Shoreline with Brighton Homes, is a prime example of buyers that have prioritised what is important to them when choosing a home design – ultimately picking a floorplan that prioritises extra living space.

Angela, husband Tim and their two sons chose the Dawn 26 by Brighton Homes after much deliberation – originally considering the River 27 and Cosmo 24.

“After much consideration and budget planning, we finally decided on the Dawn 26 by Brighton Homes,” Angela said.

“I love how open the main living and dining area is, and that it also has two extra living areas to allow our kids to have space to themselves without banishing my husband and I to our room.”

  1. Don’t forget your budget

You may find a design and floor plan that ticks all the boxes, but unfortunately, none of that matters if it’s out of your budget.

The good news is if you’ve already secured your dream lot at Shoreline, it's a lot easier to determine the budget for your home build. If you haven’t secured your lot at Shoreline, don’t stress – it might be worth having a chat to a mortgage broker to determine how much lending capacity you have.

However, keep in mind that it is much easier to choose your home design and layout once you know what land size and aspect you’re working with, which we cover in point three.

  1. Consider the block of land you’re building on

If you’ve fallen in love with a block of land at Shoreline and have put down a deposit for it, you’ll need to pick a floor plan that suits your block.

The size of land and your floor plan should complement one other.

While a bigger block might mean you have enough space for a one-story house with everything you need, a narrower block might require you to find a special floor plan that suits the land you’re building on – which may include going up to a two-storey home.

Regardless of the size, shape and aspect of your block, the builders within Shoreline’s Display Village are equipped to help you get the most out of your land.

  1. Prepare for the future

Whether you’re single, an empty nester or have little ones in tow, it’s important to choose a floor plan that can grow with your family.

Ideally, the house you’re building now is one you anticipate to live in for years to come, so thinking about your changing needs when working with a builder is the best way to get longevity out of your dream home.

The Blockley family, who are currently building their home with Simonds at Shoreline, are one family who are future-proofing their home.

Kaitlin, Alan and son Christopher have chosen a home that caters for their teenage son growing up, as well as allowing room for a future four-legged friend.

“Our new home allows for our family to entertain, with space to grow,” Kaitlin said. “With a teenager, the layout allows him to have his own space and yet still venture out into the main house for family time. With a large outdoor area, we will be able to spend many summer nights outside socialising whilst enjoying our spacious outdoor area with enough room for a puppy to play.”

  1. Choose a builder that can help make the choice easier

Most importantly, when choosing your dream home design and floorplan, you’ll want to work with a builder that makes the process as smooth as possible.

Shoreline’s Display Village boasts 24 premium homes, designed and built by 15 of Queensland’s best builders.

With so many reputable names to choose from, finding the right builder and floor plan is easy at Shoreline.

Vega Family, Shoreline by Lendlease

Just ask Jennifer Vega, who moved into her dream home with her family late last year at Shoreline.

Originally hailing from Sydney, the family needed to work with a reputable builder who could assist them to choose their home design from afar.

“Our builder Bold Living introduced us to the sales team at Shoreline, who asked us what we were looking for, our lifestyle preference and our future needs,” said Jennifer. “We’ve built the home to be welcoming for our extended family. We even built an extended boat pad outside, so family with a caravan can come and stay. There’s no excuse for the family not to stay.”
