
How to choose the right floor plan for your future dream home
Whether you’re looking to work with a builder to draft a custom floor plan or simply have no clue where to start, we have five simple tips to follow when planning the design of your dream home.
- Identify the heart of the home
As the old adage goes, the kitchen is the heart of the home. However, as time progresses and family dynamics change, this might not ring true for you and your circumstances. Work out where you spend the most time in your home - whether that is the living room, dining room, kitchen or even the backyard, and make it a priority when choosing a floor plan and layout that’s right for you.

- Don’t forget your budget
You may find a design and floor plan that ticks all the boxes, but unfortunately, none of that matters if it’s out of your budget.
The good news is if you’ve already secured your dream lot at Shoreline, it's a lot easier to determine the budget for your home build. If you haven’t secured your lot at Shoreline, don’t stress – it might be worth having a chat to a mortgage broker to determine how much lending capacity you have.

- Consider the block of land you’re building on
If you’ve fallen in love with a block of land at Shoreline and have put down a deposit for it, you’ll need to pick a floor plan that suits your block.
The size of land and your floor plan should complement one other.
While a bigger block might mean you have enough space for a one-story house with everything you need, a narrower block might require you to find a special floor plan that suits the land you’re building on – which may include going up to a two-storey home.
