
How to choose the perfect lot of land for your family
Buying land is an exciting time and brings you a step closer to building your dream home. There are some important things to consider when choosing the perfect lot of land for your family, for now and in the future.
We chatted with our Kinma Valley Sales Consultant, Jamie Martin, about his advice for choosing the right lot of land for your needs. “There are many considerations when purchasing the right block of land”, Jamie said. “At Kinma Valley we take special care and time with buyers so they can fully understand every aspect of the lot for them to make the perfect choice.”
Here are some of his top tips:
- Consider location
Location is one of the most important things to consider when purchasing a block of land. Ideally, the neighbourhood where you want to buy your lot of land should be nearby or have access to all of life’s essential amenities, including shopping and entertainment precincts, schools, hospitals, parks and public transport. “Established and planned amenities such as educational and retail infrastructure will be high on the buyers list and whether they are in close proximity. The transport network is another major consideration for buyers, and how long will it take to commute to and from work.” Jamie said.
If you have a young or growing family with children, your ideal lot of land should be within a safe, family-friendly and well-designed community with dedicated recreational and green spaces for them to run and play with friends, including walking and bike trails, off leash dog parks and adventure playgrounds for all ages.
- Consider the size and shape of the lot
“Identifying the right size lot is critical as buyers have many different requirements, especially if it’s a growing family and needing the extra space for teenagers in later years”, Jamie said.
The block you choose will have to accommodate the house you’re planning on building. A flat, rectangular block that faces the street is the most popular choice. Remember to consider the size of your block depending upon your personal circumstances now and for the future- a family may need a larger block in order to have more bedrooms, dog owners may want a larger yard for their four-legged friends to play, and a single owner or a young professional couple may need less space.
Your home design is important to consider when it comes to the size of your chosen block. It’s also worth remembering that more unique or unusually shaped blocks of land may be more complex when it comes to your home design and build.
- Identify slopes and seek a professional opinion
A sloping block with a stunning view can be difficult to resist, but if a sloping block is your dream, it’s vital to receive advice from a professional builder.
The slope of the block, just like the shape, can influence the cost, time and design of the build, and can create some added development and design considerations. It may require extra foundations, extra excavation and drainage, so it is a good idea to speak with a reputable builder prior to committing to a block if there is a slope involved, to ensure you understand what might be involved.
- Choose your preferred orientation
According to the Australian Government guide to environmentally sustainable homes, orientation can increase the energy efficiency of your home, which saves you money and creates a more comfortable environment to live in.
In Queensland we live in a hot climate and your home orientation is important to consider when designing your home. As a rule of thumb, North is the preferable direction to position windows and living areas, as it allows the house to receive enough light without overheating.
