What to expect when your house build is close to completion
Reaching the final stages of your home build is an exciting time! Before you can turn the key in your new front door, what do the final stages of the build involve and what can you expect?
We spoke to our home build partners at Creation Homes and Eden Brae Homes to find out exactly what to expect when your new home is nearly complete!
Final inspections
Before completion, your builder will likely conduct a final inspection of the property. This involves checking for any defects, ensuring that all agreed-upon features and finishes are in place, and making sure that the home meets building codes and regulations.
Landscaping and outdoor areas
Depending on your contract and builder, landscaping and outdoor areas might be completed by the time you move in. This could include basic garden features, paths, driveways, and fencing. If you’re not sure, reach out to your builder to confirm.
Final payment
Typically, the final payment to your builder will be due upon completion. This is usually outlined in your contract.
Final approvals and documentation
You will then receive a package of documentation related to your home, which may include warranties, appliance manuals, certificates of compliance, and any relevant paperwork associated with the construction process. Your builder may require you to sign off on completion and satisfaction. This step finalises the construction process and ensures that all parties agree that the project is now finished according to the contract terms.
Remember to stay in touch with your builder, ask questions, and address any concerns promptly. It's also a good idea to stay informed about your rights and responsibilities as a homebuyer in Australia to ensure a smooth transition into your new home.

Handover meeting
The handover meeting is a crucial step where you'll meet with your builder to review the property's condition, features, and systems. This is also when you'll receive the keys to your new home. During this meeting, you will take a walkthrough of the property to ensure that everything is in order and has been completed to your satisfaction. If any minor defects or issues are identified during the final inspection or handover meeting, your builder will address these issues and make necessary corrections before you officially take possession of the property. This may involve touch-ups, repairs, or adjustments to ensure that the home is perfectly move-in ready.
Utilities setup
Next you should ensure that utility services like water, electricity, gas, and internet are set up and ready to use by the time you move in. You will need to coordinate with the utility companies to ensure a seamless transition.
