Bingara Gorge is a Community Scheme development. This means land owners have freehold title (Torrens Title) over their individual lots and membership in the Community Association, which owns and manages certain shared facilities, spaces and services.
Community Facilities, Spaces and Services
Under the Community Scheme, land owners pay levies to the Bingara Gorge Community Association. The Community Association is operated by ClubLINKS, who have over 10 years of experience in managing communities. These levies fund the management and ongoing maintenance of the following facilities, spaces and services.
Pulse Leisure Centre:
- Three swimming pools
- Two tennis courts
- Pulse playground
- Administration building
- Parks and playgrounds
- 24-hour security
- Community events
- Resident issues management

The Bingara Gorge security service includes 24/7 monitoring of home alarm systems, a patrol officer located onsite 24-hours a day/365 days a year, direct response to security calls, as well as assistance with day-time deliveries to homes. The home alarm systems which are linked to the 24/7 monitoring service are a standard inclusion in all Bingara Gorge homes.
The Environmental Lands
Lendlease contributes one percent of all revenue from land sales into the Environmental Lands, which cover 112 hectares of the broader bushland surrounding Bingara Gorge. The Community Association also manages the ongoing maintenance and activation of these lands.
