Every lot above 300 square metres in the Harpley community has a designated Building Envelope Plan which has been approved by Wyndham City Council and form part of Memorandum of Common Provisions and also included within your Contact of Sale. This specifies how far the ground floor of your new home must be set back from all the boundaries of your property as well as any additional information and requirements relating to your block e.g. special requirements, double storey requirements, build to boundary and driveway location.
When you are seeking Design Approval for your build, your plans must comply with the setback requirements of the Building Envelope Plan, so it is important to keep this in mind when you are selecting the home that suits you.
In Harpley only one dwelling is allowed to be built on each lot unless you have purchased a specific “Medium Density” or “Gallery” site, or Lendlease in its absolute discretion approves in writing otherwise.
