Development to date

Calderwood Valley has been progressing in leaps and bounds since launching in 2015.

We have sold over 1,200 lots and we have 350 of residents who are proud to call Calderwood Valley home. This time next year, we anticipate that we will have 2,000 people living at Calderwood Valley – we can’t wait!

We have two parks that are now open, Flame Tree Park near our 37 home Display Village and Pine Tree Park on Meander Drive.

The Oaks & Primrose (Stage 2)

Congratulations to our customers in Stage 2A of The Oaks (lots 2001-2362) who are now the proud owners of their land! We wish you all the best as you move into this exciting phase of building your dream home.

It’s not long to wait for our customers in Stage 2B before they also can be the proud owners of their land. Settlement is commencing this week for our 2B1 customers (lots 2701-2856) and next week for our 2B2 customers (lots 2860-2981). If any of these customers are unsure as to the exact date of when you need to settle by, please contact our Sales Team on 1300 733 245.

Our customers who have purchased in Primrose Stage 2C (lots 3401-3552), we are continuing necessary planning works towards starting construction works on site shortly. We anticipate settlement in late 2019. We encourage you to take the opportunity during this extended settlement period to save and budget for your future ahead, as well as doing research on what you’d like your dream home to be.

The Oaks & Primrose (Stage 2) - continued

We know you will be eager to begin building your home once settlement has taken place, so we remind you that prior to lodging your home designs with council, you or your builder will need to submit your home building plans to our covenant officer; Kevin Dyke for Developer Approval. If you want to begin building the fence on your land, we understand that you require the details of your neighbour. Under the Privacy Act Lendlease is not allowed to release the personal contact details of your neighbours, however we recommend you visit the Shellharbour City Council website and fill out their Neighbour Details Application Form to assist you in building your fence.

Rosewood (Stage 3) address

To help expedite and fast track land subdivision and registration for our Rosewood, Stage 3 customers (lots 3002 – 3327), we will be splitting this stage into 2 parts. 3A1 will consist of lots 3002 – 3126 and 3A2 will consist of lots 3202 – 3327. The works across the whole stage are on track and we continue to work towards expected settlement in late 2018 approximately October – November pending weather and authority approvals.

Across Rosewood we have completed all earthworks and installed all street lights. For Stage 3A1 we have completed sewer works, drinking water connections and laid all of the roads.

This month you will see that the road is being laid for 3A2 and finalisation of sewer works and drinking water connections are not far off.

Infrastructure and landscape

Over the next few months you will start to see the median strip along Escarpment Drive bloom with new trees, shrubs and flowers. We have been busy over the past month selecting appropriate plants that are reflective of the area and will last in all 4 seasons of the Illawarra.

We have begun administration work on getting approvals to complete the pathway for walking & cycling between Flame Tree Park and Fig Tree Park so that we can extend the connected walkways. We are anticipating that this will be installed and ready for use by Christmas.

We have been working closely with Shellharbour Council on 3 key road project along North Macquarie Road (Stage 2C, Stage 2A, Stage 3) to ensure a smooth delivery of the extension of Escarpment Drive. This change to the road network in Calderwood Valley will provide us with an alternate entry into the community and deliver an integral connection to Calderwood Road providing access to the future Town Centre.

Infrastructure and landscape - continued

Our Village Centre is currently in the planning stages to determine what will be best outcome for our future residents. Timing of delivery of our retail amenity will consider the population build up at Calderwood Valley required to deliver a sustainable retail offering.

We have 3 areas of land that we have allocated for the Department of Education for 2 future Primary Schools and 1 future High School. As to when construction of works begins on these, this will be determined by the Department of Education.

Parks, playgrounds and sportsgrounds

Our development team is currently focused on delivery of our largest park yet – Fig Tree Park and we expect that the park will be opened towards the end of this year.

Visit the Calderwood Valley Sprout Hub to enjoy coffee from our café Bean Roasted Espresso Bars or to use our community space for your local community group to meet.

Have you seen our Street Library at the Sprout Hub? The Street Library is home to books for all our community (young and not so young) to borrow. The little Street Library is a neighbourhood book exchange where anyone passing by can take a book to read or leave a book for someone else to find.
